Hello, My name is Murray and I live on the NSW coast with my wife and 2 gorgeous young daughters.

A couple of years ago I was looking for ways to create more cash flow for my young family and came across Real Estate University with Mark Rolton. I went along to the three day program and was blown away by the incredible number of strategies Mark uses to generate money from real estate.

I decided to focus on something Mark calls Splitters. Basically taking an old house on a large block and splitting it into two separate blocks. The great thing is I can now sell them separately and profit from both sales.

LandStep 1: Learning To Create Wealth
I attended Property Options with Mark Rolton and learnt that controlling and profiting from property was much smarter than being in debt.

Step 2: Finding The Deal
Looking for great deals in real estate agent windows just doesn’t work. I learnt from Mark that looking for property using RPData is the fastest way to locate what I needed – a large block of land with an old house on it. I scoured my local area on RPData until I had short listed about 30 properties that fit my criteria. I sent out letters to all the owners using the addresses and names from RPData and 3 rang me back. I had meetings with those 3 owners to see which property would be most suitable and chose 1. I optioned the property for 12 months, which gives me plenty of time

Step 3: Applying The Strategy
Using knowledge from my Real Estate University course, I optioned the property for 12 months. This gave me plenty of time to go to council and realign the lots and sell them individually. To move the properties quickly, I sold both just under the market price – to ensure they moved quickly. The original house was sold to a young couple as it was very affordable and on the vacant block I created I relocated a transportable home and sold it.

Step 4: Know The Numbers
Mark taught me to know my numbers very well to ascertain whether a deal is profitable or not. From the sale of both houses I profited just over $100,000.

I am thrilled with the results of my Splitter! I have banked $100,000 which is two years wages and would have taken me years to save. I have added value to this property and profited as a result. Now I am scouring for my new splitter and look forward to replicating my success again and again.
